Each individual over the age of 18 must show a photo ID to tour an apartment.

The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check for all application and holding fees.
Application Fee: $50 per applicant
Security Deposit: $100
Holding Fee: n/a
Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).

Monthly Recurring Charges
We will accept personal checks, cashiers checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Water: $25, monthly fee per occupant.
Electric: Variable, monthly charge varies based on individual usage.

Are pets allowed at the property?
Yes.
Are there specific pet apartments? No
What pet types are allowed? Dogs and cats.
What is the maximum number of pets allowed per apartment? There is a maximum of 2 pets allowed per apartment.
What is the pet weight limit? There are no weight limits.
What is the pet age limit? There are no age limits.
What breed restrictions do you have for dogs? The following dog breeds (or mixes thereof) are expressly prohibited at this community: Dobermans; Rottweilers; Mastiffs/Bull Mastiffs; Great Danes; Chows; German Shephards; Akitas; Malamutes; Pit Bull Terriers; American Staffordshire Terriers; Yankee Terriers; and Wolf Hybrids.
What is the total pet deposit? $0
What is the non-refundable pet deposit? $300 per dog under 40 lbs, $400 per dog 40 lbs. or more.
What is the monthly pet fee? $0

When is my monthly rent payment due?
Monthly rent payment is due by the 1st of each month.
When is my monthly rent payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged 10% of your monthly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for the month you are late.

What lease terms are available?
We offer 3, 6 and 12 month lease terms.

Do you offer short term leases?
Yes, we offer 3 month lease terms for an additional fee of $150 per month.

Do you offer furnished apartments?
No.

Do you offer corporate apartments?

What are the income and credit qualifications?
Your monthly income must be equal to or greater than 2.5 times your monthly rent payment.

What is acceptable “proof of income” to sign a lease?
You must submit either a copy of your last two paycheck stubs, your latest W-2 form or a copy of your last 3 bank statements.

What happens if I qualify for an apartment, but my roommate does not?
Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.

What happens if I break my lease?
Early termination requires 30 day written notice and you must pay an early termination fee equal to two months’ rent.

Can I change to a month-to-month lease plan after my first year?
Yes, however, there will be an additional fee of $150 added to each month’s rent.

A friend would like to stay at my apartment for a month, is this allowed?
Yes, however, a key release must be completed.
If they will be staying with you for more than 1 month, they must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.

Can I install a satellite dish?
Yes, however, specific rules do apply.

Do you have any preferred employer discounts?
Yes, the $35 application fee is waived for our preferred employers.
Who are your preferred employers? Please contact the leasing office for more information regarding our preferred employers.

What is the size and layout of your apartment building(s)?
3 story terrace level apartment buildings with 15 to 30 units per building.

Does the property have a fitness center?
Yes.
What equipment is available in the fitness center? Our fitness center contains treadmills, elliptical machines, and target work-out machines.
When was your fitness center last upgraded/updated? 2004.
What hours can residents access the fitness center? The fitness center is open 24 hours a day, seven days a week.

Does the property have a swimming pool?
Yes, our property contains 3 swimming pools.
Are any of the swimming pools heated? No.
How many guests may your residents invite to the pool? We allow 2 guests per apartment.
When was the last time your pool was updated/renovated? 2008.

What other amenities does the property offer that your competitors may not?
We offer an interactive water park, indoor basketball gym, billards and game room and a movie theater.

Does the property have reserved surface parking?
No.

Does the property offer on-site recycling?
Not at this time.

Does the property offer any special events for residents?
We have movie nights every Tuesday and Saturday, monthly pool parties in the summer time, breakfast on the go, and many more fun activities and events for our residents! We also have a Facebook page, so look us up and become a Fan!

What unique features do your apartments offer?
Our apartments feature built-in entertainment centers, wood burning fireplaces, ceiling fans, 9 to 10 foot vaulted ceilings with crown molding, large kitchens with a breakfast bar, ceramic tile through out the foyer and kitchen, garden tubs, washer and dryer connections, walk in closets, built in microwaves and cable outlets in every room.

Are residents permitted to paint their apartment?
Yes, however, some rules do apply.

Where is your property located?
We are located right off of 85 and 316 on Boggs Rd, just past the Post Office.

Am I required to have renters insurance?
Yes. Renter's insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renter's insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.
